1. Booking & Payment

   1. Reservation & Payment Schedule:

      1. 10% Non-Refundable Deposit: Due at the time of reservation to secure your booking.

      2. 50% of Total Payment: Due by March 1, 2025.

      3. Full Payment: Required by May 1, 2025. Failure to submit payment by the deadlines may result in cancellation of your reservation without refund.

   2. Payment Methods:

      1. Accepted payment methods include certified check and bank transfer. Payment details will be provided at the time of booking.

   3. Cancellation Policy:

      1. All payments made at the time of cancellation are non-refundable.

      2. We recommend purchasing travel insurance to protect against unforeseen circumstances.

   4. Security Deposit:

      1. A refundable security deposit of $2,000 is required and must be submitted prior to check-in.

      2. The security deposit will be refunded within five (5) business days of your departure, provided there are no damages to the property or its contents.

      3. Deductions from the security deposit may be made to cover:

         1. Property damage or missing items.

         2. Excessive cleaning required after your stay.

         3. Violations of the rental agreement or house rules.

      4. Damages & Responsibility

         1. Guest Responsibility: Guests are financially responsible for any damage caused to the property, furniture, or belongings during their stay.

         2. Reporting Damages: Please report any damages or issues immediately to the homeowners or property manager.

2. Occupancy

   1. Maximum Occupancy:: The property accommodates up to [Number] guests.

   2. Additional overnight guests are not permitted without prior written consent from the owner.

   3. Service Animals Only: Pets are not allowed, except for registered service animals with prior notification.

3. Use of the Property

   1. Restricted Areas:

      1. Certain areas of the property may be off-limits and will be clearly marked. These areas are not advertised as part of the rental and are strictly prohibited for guest access.

   2. Smoking

      1. No Smoking Indoors: Smoking is strictly prohibited inside the property.

      2. Designated Outdoor Areas: Smoking is permitted only in designated outdoor areas. Proper disposal of cigarette butts is required.

   3. Parties & Noise

      1. Parties or large gatherings are not permitted.

      2. Quiet enjoyment of the property is expected at all times, as this is a family-oriented neighborhood. Please keep noise levels to a minimum, especially between 10:00 PM and 7:00 AM.

      3. Excessive noise or complaints from neighbors may result in immediate termination of your stay without refund.

   4. Local Rules & Regulations

      1. Guests are responsible for adhering to all local laws and regulations during their stay. 

      2. Violations may result in penalties or fines, which will be the guest's responsibility.

4. Check-In and Check-Out

   1. Base Check-In and Check-Out Times:

      1. Check-In: After 2:00 PM on June 8, 2025.

      2. Check-Out: By 12:00 PM on June 16, 2025.

   2. Check-in and check-out times may be adjusted upon request, subject to availability and approval by the homeowners. Additional fees may apply.

5. Key Access:

   1. Keys will be provided via in-person handoff. 

   2. Lost keys will incur a replacement fee of $100.

   3. Garage Door Openers will be available after Check-In.

   4. Lost Garage Door Openers will incur a replacement fee of $200 per door.

6. Security and Surveillance

   1. Cameras on Property:

      1. Security cameras are installed in communal areas of the home and around the exterior of the property for safety and security purposes. 

      2. No cameras are located in private areas such as bedrooms or bathrooms.

   2. Recording Disclaimer:

      1. By renting this property, you acknowledge and consent to being recorded via video and audio while in communal areas and exterior premises.

      2. Any additional persons entering the property must acknowledge and consent to being recorded. 

   3. Tampering Prohibited:

      1. Tampering with, disabling, or covering the security cameras is strictly prohibited. 

      2. Evidence of tampering may result in immediate termination of the rental agreement, forfeiture of the security deposit, and additional penalties.

7. Disclaimer

   1. House Rules Agreement:

      1. A complete list of house rules will be provided to guests prior to their stay. Signing the house rules will be required as part of the rental agreement.

   2. Policy Amendments:

      1. The homeowners reserve the right to amend these policies at any time. Guests will be notified of any significant changes prior to their stay.
